The hotel was overpriced and breakfast was an extra 10 euros and was certainly not worth it. The twin room was so small it was like a student hostel. We had to put one of our bags on the dressing table or we couldn't walk in the room. No bathroom amenities except a sachet of shampoo. No fridge in the room, no tea or coffee making facilities, no internet connection and no credit cards accepted. Overall, very bad value for what we had to pay.
Fantastic location, nearby to Santa Lucia station and can reach hotel without having to climb any stairs. Young gentleman at reception, who is son of the owner was very friendly, attentive and made sure we were comfortable. Room not too noisy, clean and big enough, bathroom had necessary amenities, heater working well. Breakfast okay.
No tea/coffee making facilities. Breakfast could be better with eggs, cereals, and fruits.

The Hotel is very close to the station and in a very busy and vibrant street with many shops and eating places nearby. Easy walking distance to St Marks Square. Very good reception staff and the breakfast was great.

No elevators, they do have the set up, they are just not function at this time.

When I booked this hotel I could not find reviews about this hotel, so I decided to add my comment. It seems that hotel was recently renovated, everything looks ok and clean. Reception works 24x7 and staff is generally friendly. Even though hotel is located on busy pedestrian street and not far from railway station it was quiet inside. It is close to train station and vaporetto stop. When I was leaving hotel I was offered to leave luggage after check-out. I didn't need that but good they have this option considering how close they are to train station.
Those points were not big issues for me, but may be for some people to consider. - building has elevator but it didn't work. if you have heavy luggage it might be a problem for you - breakfast was very basic - juice, coffee, bread and croissant and jam/butter. - internet is ok, but I was given printed receipt with username/password and only one device can use it for authentication, so if you have several devices to be able to connect it might be a problem. - it is a bit far from St. Marco square and others sightseens. It was ok for me because I like walking, but if you like to live very close to main touristic places you may consider another hotel
